The Conveyancing Quality Scheme (CQS) was set up in 2011, by The Law Society, to provide a trusted community of solicitors, within the residential conveyancing market, with a view to improving best practice standards and detering fraud.
Nicholson Portnell was the first firm of solicitors in Northumberland and one of the very first firms in the country to be accepted onto the CQS.
This year The Law Society has relaunched CQS. This has been done to drive continuous improvements in conveyancing best practice, client service and practice management.
As a continuing member of CQS and in order to meet the higher standards, Nicholson Portnell is now obliged to have in place numerous procedures, including policies to:
- ensure high levels of client care;
- make certain that matters are progressed in an appropriate manner;
- protect buying clients against fraudulent sellers;
- safeguard the correct calculation and advice in respect of the (now) complex Stamp Duty Land Tax rules; and
- ensure full and detailed advice is given to clients buying leasehold properties. This is currently a topical issue as some developers have been imposing escalating ground rents.
